Preguntas frecuentes (FAQ)
Frequently Asked Questions (FAQ)
Here are some of the most common questions we receive.
1. Can I purchase a property in Spain without being physically in the country?
Yes. We can represent you through a power of attorney and handle the entire process on your behalf: due diligence, deposit contract, signing before a notary, and registration.
2. What documents do I need to buy a property in Spain?
Generally, you will need a NIE, passport, proof of funds, bank details and, in some cases, additional tax documentation if you are a non-resident. We will guide you through each step.
3. How long does it take to obtain a NIE or residency in Spain?
It depends on the procedure. The NIE can usually be obtained within days or weeks, while residency permits such as the Golden Visa may take between one and two months. We handle the entire process for you.
4. What taxes do I need to pay when purchasing a property in Spain?
It depends on whether the property is new or resale. Taxes may include Transfer Tax (ITP) or VAT, as well as notary fees, registry fees, and other administrative charges. We can calculate the exact taxes for your operation in advance.
5. Do you assist foreign clients who do not speak Spanish?
Yes. We work regularly with international clients and provide fluent communication in English. We can also manage all procedures remotely if needed.
6. Do you carry out a full legal review of the property before purchasing?
Yes. We review any potential charges, debts, urban planning situation, licences, community status, ownership, cadastral information and any possible risks. We provide a detailed legal report.
